ARCHIVE: Town Ownership and Transfer
A page to go over the complex town system for ECC that can be linked and hopefully make it easier for everyone to understand the various concepts of the system.
Official Ownership:
Official Ownership is when you rightfully own a town outright as its official owner.
Town Transfers, Town Claims, and Town Sales.
Town Transfers
Official Ownership:
Official Ownership is when you rightfully own a town outright as its official owner.
- Official Ownership is obtained via a Town Transfer Application, a Town Claim Application or by applying for the town yourself via Town/Mayor Application, President Application or an Additional Town Application.
- The Official Owner will always be the "rightful owner" of a town and will always out-rank other owners on a town.
- The exception to out-ranking other owners is in the event of a town sale contract being in place for the town, a contract existing between the official owner and the legal owner defining the details of each users ownership is required.
- The Official Owner may apply for any official town features for the town.
- The Official Owner has seniority to any other owners on the town except as defined otherwise via a Contract
- The Official Owner may also claim the town back from a sale if it has been 30+ days since the sale contract was completed and the town has not been transferred via a Town Transfer Application or Town Claim Application
- A user has Legal Ownership over a town they have purchased from another user but have not yet transferred to themselves.
- Official Ownership can only be transferred through a Town Transfer Application, or Town Claim Application
- Official Ownership cannot be transferred via a Contract, it must be done via the two applications mentioned above.
- Legal Ownership allows a user to own the town as their own, they may maintain the town, add and remove owners and members and make any changes to the town region that their agreement or contract permits.
- Legal Ownership does not grant the right to file for any official town features such as Warps, Heal Signs, PvP Areas etc.
- The right to file for official town features cannot be granted via a Contract.
- The only way for a Legal Owner to obtain the right to file official town features is to become Official Owner or have the current Official Owner apply for these features.
- Legal Owners may not remove the LWC's of the Official Owner of the town.
- Legal Owners may not remove an Official Owner from the town unless it is part of a contract.
- Legal Ownership only goes as far to represent a "legal holding" of the town.
- The Official Owner may claim back the town from the Legal Owner anytime if it has been over 30 days since the contract of sale was completed.
- To avoid losing your town it is best to transfer Official Ownership via a Town Transfer Application or a Town Claim Application'
- A co-owner only has the rights granted to them via contact or agreement with the Legal or Official Owner of the town.
- It is not legal for a co-owner to remove an official or legal owner from the town unless it is part of a contract or agreement.
- It is extremely important to outline what a co-owner can or cannot do via a contract or screenshot agreement to prevent disputes.
- Co-owners often have rights or are employed to assist in the running of a town, including removing and adding members, filing LWC's, filing Grief Reports as well as giving zoning permission for the placement of a neighboring town.
- Residents can be co-owners of a town and only have the permissions to remove and add members to the town. Residents cannot make changes to the owners list of a town.
Town Transfers, Town Claims, and Town Sales.
Town Transfers
- Costs 150,000 ECD, can be purchases at President+ and purchased an unlimited amount of times.
- Transfers Official Ownership to yourself.
- Give yourself complete control over the town, including the right to purchase features.
- Requires a valid contract with the current Official Owner
- Counts towards your "Additional Towns" count.
- Costs nothing, they are given for free, one per rank-up from Tycoon and on. Max of 4 Town Claims per user.
- Give yourself complete control over the town, including the right to purchase features.
- Can be used in place of a Town Transfer with a proper contract with the Official Owner.
- Normal Town Claim activity requirements will be waived if you have a proper contract with the Official Owner.
- Transfer Legal Ownership of a town via a sale contract.
- Are valid without a transfer clause, but you will only ever be a legal owner and do not have full rights to the town.
- Town Sale Contracts are only honored by the Game Admin+ team for 30 days when it comes to town reclaims.
