    I was wondering how much people pay to have a 200 x 200 let's say pumpkin farm set up completely? And I plan on getting my town soon. I know perms are an option but what would a 200 x 200 by let's say 10 pumpkin farm be worth if I sold the town? Thank you in advance for your help.

    There's a difference between actual cost and the "worth" of a 200x200 pumpkin farm. I'll just do some quick numbers on the costs of things below to explain the actual cost:

    Pumpkin Seed (/worth) = $0.10 x 10,000 seeds = $1000
    Water Bucket (/worth) = $0 ($15 USD or hire someone with Water feature)
    Leveling a 200x200 = $20,000-$40,000
    Time = depends on whether you own a eff7/eff5 shovel and pickaxe or hire someone to do it for you or if you're building multi-levels going underground. That and you have to hoe every dirt block.

    So the actual cost of doing all these things when accounting for time especially, where as you could have been doing something else, makes it seemingly unlikely you could make back a profit. At a minimum cost of $21,000 which requires you have paid 15 USD, another $40,000/$620,00
    for proper tools/features - is this all really worth it?

    I would think that the actual price of one-level pumpkin farm at selling value would be somewhere around a few hundred thousand ECD, which you probably could have made or more doing something else or getting a perm to an already created farm. Currently I don't see the need to create a farm unless it becomes apparent that there aren't enough farms currently selling perms. Especially if you are looking for a profit I don't think this will get you what you need.

    Then again, this just all just speculation because I haven't seen any solid pricing of a pumpkin farm so far. Good luck with your future town though!

    I would sell a 200x200x10 pumpkin farm for 300k, there isn't too much demand.

    I would pay 75k per floor, though.

    I don't think towns are really a way to make a quick profit because the way they're set up is that you have a limited amount of space and you're essentially renting/giving out sections of land for a one time payment. I've seen a few people do 5k/month perms for farms for example but these are for the largest/varied farms available on the server that has a limited member list. Even if you max out that exclusive list for 15 people, you're making only 75k/month. The cost to create such a place wouldn't become positive until at least 2 years after depending on how much you put into it.

    For your first mayor town, if you want to make a profit - easiest way is to create a cheap 10x10 plot town and sell as much as possible. Sell to builders for the 6 nstars they get for voting, etc. Things like this could become positive cash flow if you were able to get all your plots filled and you don't care about how the town looks. You should note that towns like this tend to be griefed on a daily basis and you're not guaranteed that you'll be able to sell all the land.

    The best thing you could probably do if you don't care about land, is to get someone to pay your mayor app and maybe extra in exchange for the town you get when upgrading to mayor.

    Another option would be to copy "The Mall of Sweden". It's basically a town that's been laid out as a shopping mall, sells its own merchandise and also sells permits to use shop areas. Basically a cheaper spawn player market. It seems to be doing fairly well and the influx of people there is fairly large thanks to their active staff advertising/tp-ing others to the town.

    There's quite a few options but you could try thinking of a new one too. The Mall of Sweden seemed pretty smart to me and I don't know of any other town that has done something like that.

    I think it's important to note - towns don't have to turn a profit. I use one of my towns (my spawn town, Imperium) as a personal playground; it's not set up to turn me a profit, though I bet it could.

    I love achievement hunter and their let's plays so I might try to find other people who like them and create a theme park. Thanks everyone for the help.
