So I joined ECC about a week and a half ago, I got mayor a few days ago and now am building my town, the plot sizes include (2 9x9) (18 11x11) (4 11x23) (10 15x15) (8 20x20) (1 15x17) (1 15x30) (6 8x9) (3 8x8) as well as a cocoa farm that has 52 walls and is 24 long and 4 high, making about 6k per round, a shop for the residents to sell items, a carrot farm, a melon farm and a pumpkin farm. Town will have a warp in front of the town hall as well. Eventually I will get more cities next to this one, and work on larger farms but this is the plan for now. I was thinking of charging a one time move in price as well as a monthly rent of 1-3 netherstars. I want an opinion on whether this is reasonable, my plan is to put signs on each plot that they can sell 1-3 nether stars to me and on the first of each month I will make a round trip to collect them, they can pay anytime of the month as long as it is paid in by the end of the 1st of each month. I figured this is better than charging money rent because voting only takes 3-5 min to get 3 netherstars and it's something everyone can do in a quick time. Is that too much to ask? Keep in mind this is going to be a resident and up only town, no builders. Here are some pictures of what the town looks like so far. Please feel free to comment suggestions.

Just about 99% of all living towns on ECC deal with single payment only. The exceptions are towns with apartments or hotels. Now, I personally will let in a player that doesn't have enough for a plot with the understanding that they have to pay off that plot as quick as possible, but other than that, most plot payment transactions are a one time thing.

The idea of nstars for monthly rent is perfectly reasonable, my friend @DevotedToChrist did this with his massive town and it worked fine. If @DevotedToChrist could illaberate more that would be nice

TBH, if a builder stays for a month, I feel he shouldn't have to pay again. Not to mention most 10x10 plots sell for 1k. It could work, but it might take a lot of advertising and diligence on your side.
Also, not all builders can vote, whether it's blocked on their pc or they just voted for a different server before joining us on ECC. -

DevotedToChrist isn't that active anymore. I took over his town for a while and continued to charge rent. I believe I charged rent of 5 netherstars for 10*10 and 10 netherstars for a 20*20.
This was purely to fund the town construction and such. All town members were helped out when I could, given free items, equipment, enchanted tools, whenever they needed. They were free to use our massive farms and services. I also sold shops that were rented at the same price (5-10/mo). Many people went inactive after buying a plot unfortunately, as they do. However, Divinity had a very loyal community and about half of those that joined stayed and payed rent happily because I was online and I'd talk to them and we'd work together to get things done.
If you have a strong sense of community, people will happily pay monthly to live there.-

As someone who attempted the rent concept in PivilleBerlin... I suggest against doing it. On the other hand, I have also seen towns where it works...

I also toyed with the rent concept. Players make their first payment or two, but it was more of a hassle to follow up after that than it became worth.

Would have to be an epic town/city with many features and enough of your own good staff to manage your town/city. If I was to pay you rent I would like to see multi lvl farms no smaller than 200by200- for example, Id like to see 2 lvls of pumpkin farms/melon farms/ etc. I would like to see a big area dedicated to player markets, Id like to see a operational casino, and the list goes on.
I think you have a great idea, will be a huge time investment on your part. If your here to staff with ECC then you should run with it and get started -
