    I know it's not much, but I have 10k on me atm. I spent 85k on mayor. I can get a loan to make a larger down payment, however.

    That's like taking a loan to pay a loan. I don't recommend it. If I were you, I would save up more and then look for a sword. There are always swords being sold.
