    I have a 200x200 town, it has a 20x200x3 reed farm, and the rest is semi flat (Some water still that needs to be covered). I got this town for 30k and had a offer of 45k on it so anything 45k+.

    I am guessing that it doesn't have a portal, so I will offer you 40K for it. I know that this is below your current offer, however I am guessing that seeing as you haven't sold it yet, whoever offered you this doesn't have the funds available. So you can sell it to me now for slightly less, or wait and get 5K more.

    Does it have to be flat? I have a 200x200, but only parts of it are flat.

    It doesn't have to be flat, just I will pay less for it if it isn't flat.
