    FOR SALE: 100x60x12 Nether Wart Farm!
    Asking Price: $125k​

    This Farm is for sale in my town of Plantation. It is the first of 4 planned complexes of Personal Farms.

    About the Farm
    The farm itself is 100x60, with 12 floors of Nether Wart
    It is divided into 9 sections of 11x60, with a ring of planks around the planting field for faster movement
    The ring allows easy access and planting for four rows from each side
    There are 8 rows of 56 on each floor of each of the 9 units
    - This is to ensure it takes only 7 stacks to replant a floor of a unit, to prevent time wasted in your inventory, as it also makes sure you're not forced to sell hand until you've completed the floor
    It's taken users from 4-6 minutes to complete one unit floor of these farms WITHOUT FLY
    A Fort3 pickaxe is recommended, as that produces maximum yield, an average of ~$920/floor!
    An efficient user can make, without fly, 11k+ in this farm in about an hour, though I've made 13k+/hr
    Lift Signs make fast floor travel in all units


    Why buy this property?
    At $125k you get the following;
    - 9 Units of 12 floor, high efficient farming worth $25k+ each
    --$6600 Land, $8000 Materials, $11000 First crop
    - Co-Mayorship of Plantation for your convenience in reselling these units
    --That means first come first served isn't the case here... I'd like a mature and helpful Comayor

    How much can I make?
    I suggest selling these Units at value, $25k each.
    9 Units x $25k = $225k
    That give you a profit of 100k!!!

    I would allow you to rent these properties as well, say you're asking $5000/wk or $1000/day.
    At $5000/wk you'd be making up to $45k/wk... every week. That's a great long term investment!

    Forgot to mention some other things which will be great town perks.

    I plan to invest 100% of the 125k you'd be paying directly back into the town, by purchasing a town portal and town warp. These farms are right next to the planned location for both, the building in the lower right hand corner of the picture. That reinvestment will really help with reselling the 9 units!

    The other option I'd allow for your resale includes selling permissions to the units. If you price those at a fair $2500/unit and allow up to 10 permissions per unit, you would make the same $225k when it sells out and also have the option of doing perm clears periodically to weed out users that aren't using the farms anymore. A user that would want the ability to farm all 9 (as peak hours may result in high usage) would be getting an effective 10% discount over purchasing their own unit, and have access to more farms.

    The point is that I'm flexible with whatever model you'd want to employ to make a profit on this, and I feel your investment in the town to provide us with a warp and portal makes you a serious enough stakeholder in the success of the town to warrant Comayorship. For that reason, I'm more interested in personal interviews during the tours than in having you do an application here on the forums.
