I (the contract initiator) agree to the following terms, and agree that my failure to complete such terms will result in a breach of contract, as outlined in Rule 3: - KMaxwell will assist Crezarius in the stocking of this station as needed and remind him of prompt rent renewals. - KMaxwell will also, if required, hold funds for this purpose, or in regards to the split of any sale should either Crezarius or Penguinpixi be, at that time, inactive. - KMaxwell will provide 20k to Penguinpixi for the intital 4 weeks of rent. The other user(s) involved with this contract must agree to the following terms: - Crezarius will hold and maintain Station #74, renewing rent as required, until such time as Penguinpixi returns to full activity and requests the shop back (tentatively 6 months, though this can be negotiated later). - Crezarius will not sell the shop for a period of time (tentatively 6 months, though this can be negotiatated later), unless otherwise agreed upon with Penguinpixi prior to the sale. - Should the should sale be agreed upon, the proceeds are to be split between Crezarius and Penguinpixi only, as they agree on either now (90%/10%) or otherwise at the time of sale. - Penguinpixi will transfer Station #74 to Crezarius with an initial 4 weeks of rent paid. I agree that the terms in this contract are subject to all of EcoCityCraft's rules, including the rules listed specifically in this forum. I understand that the contract may be affected by future changes in EcoCityCraft rules and server updates, and I accept that due to the possibility of such changes, this contract may be at my own risk. I understand that the contents of this contract are subject to staff assessment, review and approval before it is a binding contract under EcoCityCraft rules. Hello @KMaxwell Reading this contract there is a fair amount of uncertainty that needs to be dealt with before it can be approved. Quite a few of the following clauses are too vague and so staff wouldn't be able to enforce them. Please can you make some amends to the contract. At the moment 'maintain' doesn't help define any level that is required and so would be too vague to be enforced by staff. Ideally, 'maintaining' would simply be not letting the station expire for the purpose of clarity and leaves no room for varying interpretations.- Crezarius will not sell the shop for a period of time (tentatively 6 months, though this can be negotiatated later), unless otherwise agreed upon with Penguinpixi prior to the sale. - This clause needs to be definite. Either that Crezarius is never allowed to sell the shop without prior agreement from Penguin, or he is able to sell it without agreement after a set time period (ie. 6 months). I don't want to approve a contract with 'tentatively 6 months' in as it could lead to a great deal of confusion and the possibility of exploiting each other. - Also, past the point when Crezarius can sell the shop, is he free to decide on the price without influence from Penguin?- Should the should sale be agreed upon, the proceeds are to be split between Crezarius and Penguinpixi only, as they agree on either now (90%/10%) or otherwise at the time of sale. - Could you please clarify this a little. You state 'should the sake be agreed upon' the money is split. Does this mean that if the sale is not agreed upon but at a time when Crezarius can sell the shop on his own (after 6 months for example), the money isn't split? - Also, just to confirm, is the money to be split 90% to Crezarius and 10% to penguin? I know that this is what the contract reads like, but I just wanted to double check for the sake of clarity.- Penguinpixi will transfer Station #74 to Crezarius with an initial 4 weeks of rent paid.
@Dewsy92 Go ahead and lock this. I will converse with @Crezarius and @Penguinpixi, then refile once we have it more clearly outlined. You bring up pretty valid points, and while we know what we mean, we'll have to make sure the contract can be enforced by staff.
